RHI is leading a team of planners, urban designers, economists, and engineers to prepare small area plans for the City of Fredericksburg. The Area Plans provide specific guidance for development, redevelopment, and public facility improvements. The critical components of the plans center on the Route 1 corridor, the historic College Heights neighborhood, and the nearly 200-acre campus of the University of Mary Washington, as well as two major gateway corridors including Route 1 and Lafayette Boulevard. RHI engaged Fredericksburg residents and stakeholders through in-person charrettes soliciting feedback and input to ensure the community’s concerns were captured and their identity is retained and celebrated. The plans address challenges focused on balancing neighborhood preservation and managing growth opportunities, evolving and revitalizing commercial uses along corridors and developing new recreation and park amenities within existing residential areas.
